I have a degree in Building Construction, along with many post graduate courses, member of Home Builders Association (40+ years) and a Chamber of Commerce member. I have designed and built over 1,000 homes.

Many people build their own homes to save money and I think the idea is a good one. There are many areas that people may not be experienced in such as the following items:

  1. Site the home including setting elevations.
  2. Excavation - 1 day, 2 day's or more?
  3. Footings - Including properly set rebar and concrete quantities.
  4. Footing Drains - To daylight? Sump pit? Most important item to be supervised to have a dry basement.
  5. Radon Mitigation - Proper installation through roof will save potentially thousands down the road.
  6. Foundation - Rebars, openings, heights and of course quantity of concrete.
  7. Supervision of backfill and insure not over budget costs. This would include ROB backfill material for outside and garage area.
  8. Framing - All phases including headers, trusses, doubles, opening sizes, heights, stair order, window and exterior door order.
  9. Roofing - Proper installation, material cost, labor costs.
  10. Siding - Proper installation, material cost, labor costs.
  11. Stone/Stucco - Proper installation, material cost, labor costs.
  12. P/H/E - Quotes with complete hook ups of each trade.
  13. Insulation and Sheetrock - Quotes, schedule and inspect.
  14. Trim, oak, ceramic, kitchen, painting, carpet with cost quotes and supervision.

I can save you literally thousands of dollars above my flat fee. I will be on the job at each critical point to insure the work is being done properly. I will schedule subcontractors, material deliveries and check quantities. I will review and approve all bills for the work in process. I will meet with customer to go over any questions or concerns while home is under construction.

We keep a summary of the budget sheet and monitor items, both workmanship and costs. We summarize a C.P.M. which we use to keep the home moving along in reaching the final C.O.
